Sliding Gate Motor Replacement in Hastings Ranch

BeforeBeforeAfterAfter
Left: original DoorKing motor, burned out after 14 years of daily cycles. Right: new LiftMaster slide operator with fresh safety edges.

The gate had stopped opening at 6:40 on a Monday morning, right as the homeowner was leaving for jury duty. The original DoorKing motor had been installed when the house was built and had never been serviced, the capacitor was swollen and the limit switches had drifted so far the gate was slamming into the open stop. We pulled the old motor, mounted a LiftMaster slide operator, reset the travel limits, and replaced both safety edges. The gate now opens and closes at the right speed with no slam at either end.

Bent Gate Frame Repair in Bungalow Heaven

BeforeBeforeAfterAfter
Left: steel frame bent at the bottom rail after a rear bumper hit. Right: frame straightened, bottom rail reinforced, hinges re-aligned.

A delivery van had backed into the gate and bent the bottom rail about four inches out of square, which meant the gate dragged across the concrete every time it opened. We unbolted the leaf, straightened the rail with a hydraulic ram, welded a steel stiffener inside the bottom channel, and re-hung the gate on fresh hinges. The gap at the bottom is even again and the gate swings without scraping.

Electric Gate Diagnosed with a Bad Photo Eye in San Rafael Hills

BeforeBeforeAfterAfter
Left: corroded photo eye wiring, gate stuck open. Right: new photo eye and clean wiring, gate closes automatically again.

This gate had been stuck open for a week because the controller thought something was always in the path, a classic failed photo eye. The old sensor was original to the 2006 install and the wiring inside the conduit had turned green with corrosion. We ran a new two-conductor line, mounted a new FAAC photo eye, and re-aligned the beam so the gate closes on its own without false reversing.

Gate Motor Wiring Repair After Rain in Linda Vista

professional technician applying repair compound to a metal gate post
Left: water intrusion in the junction box, shorted control board. Right: sealed box, replaced board, new ground fault protection.

After a heavy rain, the gate started opening on its own at random hours, which is as unsettling as it sounds. Water had worked its way into the junction box through a cracked conduit fitting and the control board had shorted. We dried the box, replaced the board, sealed the fitting with silicone, and added a ground fault outlet so a future surge trips the outlet instead of frying the board.

Mighty Mule Swing Arm Upgrade in Northeast Pasadena

Technician performing metal gate repair with power tools on a residential driveway
Left: original Mighty Mule arm, stripped gears and dead battery. Right: new arm assembly and 12V battery, gate opening smoothly again.

The gate would start to open, make a grinding sound, and quit halfway. The internal gears in the Mighty Mule arm were stripped, common on these units after years of wind loads pushing against the leaf. We swapped in a new arm assembly, replaced the 12V battery, and set the force limiter so it stops and reverses before straining the gears again.

Gate Safety Edge Replacement on a Commercial Property in East Pasadena

Technician performing professional gate repair and hardware installation
Left: cracked rubber safety edge, gate would not reverse on contact. Right: new safety edge installed along the full leading edge.

On a commercial sliding gate off Foothill Boulevard, the rubber safety edge had cracked through in three places and the internal sensor was no longer triggering the reverse. A safety edge that doesn’t work turns a gate into a hazard, plain and simple. We installed a new BFT edge along the full leading edge, tested it with a block of wood, and confirmed the gate reverses immediately on contact.
